Foster + Partners. The Ellinikon Masterplan envisions the transformation of Athens’ former international airport into one of the world’s largest coastal parks, integrating exceptional social infrastructure. At its core, Marina Tower stands as a symbol of sustainable, contemporary living, drawing inspiration from the Mediterranean landscape and Athens’ architectural heritage. Designed to harmonize with its natural surroundings, the tower offers all apartments a dual aspect, ensuring unobstructed panoramic views of the coastline and naturally ventilated interiors that enhance comfort and energy efficiency.
Emphasizing well-being and sustainability, the tower features a green spine of lush terraces that weave through its structure, creating both communal and private outdoor spaces. The staggered balconies provide solar shading, reducing reliance on mechanical cooling, while movable exterior screens offer flexibility and privacy. At the base, a dramatic arrival experience is framed by an elevated drop-off with stunning sea views, reflective pools, and a three-story-high lobby. A business center, gym, and spa open directly onto the surrounding gardens, enhancing the connection between architecture and nature. Additionally, the tower’s unique floorplate is designed for adaptability, allowing larger apartments to be divided into smaller units and vice versa, ensuring flexibility for changing market demands. By integrating passive solar design, low-carbon materials, and innovative spatial planning, Marina Tower exemplifies a future-oriented approach to urban living within the Ellinikon Masterplan.

Marina Tower, rising 45 floors and housing 200 dual-aspect apartments, is designed to reflect the essence of the Greek coastal landscape. Its morphology consists of two interconnected volumes, linked by multiple platforms featuring water elements that enhance natural light and ventilation. It is set to become “the first green high-rise building in Greece”, serving as a model of sustainable design by integrating best environmental practices and cutting-edge international safety standards. Once completed, it will be one of six high-rise structures within the Ellinikon development.
